AMS Asset Management Solutions is South Africa's largest independent commercial  risk surveying firm. Since 1999 we have produced insurer grade commercial risk survey  reports for insurers, reinsurers, brokers and underwriting managers — structured assessments that give the underwriter what a schedule alone cannot: the risk as it actually presents on the ground.

A commercial risk survey is the underwriter's independent evidence base. It establishes what is physically on the risk, how it is constructed, occupied and protected, where the fire load and ignition sources sit, and whether the cover in force matches the values actually exposed. A survey costs a fraction of the claim it prevents — and a fraction of the premium leakage caused by mis-rated or under-declared risks.

What an AMS commercial risk survey covers

Every AMS survey is built on a consistent, disciplined methodology refined over more than 8,000 site assessments. We examine construction and compartmentation; occupancy and process hazards; fire load, storage practices and housekeeping; fire protection and detection, tested against what is actually installed and serviced rather than what is claimed; utilities, electrical certification and gas installations; security; liability exposures; and surrounding-area and conflagration considerations. Where the risk warrants it, we assess Probable Maximum Loss and Estimated Maximum Loss on a defensible scenario basis, and we identify aggregation and accumulation across multibuilding and multi-schedule sites.

A report format underwriters can act on

AMS reports are written for underwriting use, not filing. Each report carries a structured control sheet, photographic evidence tied to every finding, a risk matrix, cover-schedule verification against the values observed on site, and a requirements schedule with priorities and the applicable SANS references — so the underwriter, broker and insured all work from one document with one set of facts. Findings are constructive: where we identify a gap, we identify the practical, achievable path to closing it.

Replacement values and underinsurance

Underinsurance is the most common and most expensive finding on South African commercial risks. AMS surveys test declared building sums insured against measured areas and current reinstatement rates, flagging where average would engage before a claim forces the question. Where a full assessment is required, we produce dedicated building replacement cost reports on a recognised published-rate basis.

SANS-aligned, nationally consistent

Our findings are grounded in the applicable South African National Standards — including SANS 10400-T fire protection requirements tested against actual occupancy and floor area — so requirements carry regulatory weight rather than opinion. With more than 60 surveyors operating across all nine provinces, AMS delivers the same report standard in Polokwane as in Cape Town, on turnarounds that keep pace with underwriting decisions.
